Understanding Land Titles Before Buying

One of the most important things property buyers must understand is the type of land title document, as it directly affects ownership rights and property value.

Types of Land Title Documents

1. Chanote (NS4 J) – Full Title Deed

The highest level title document with precise boundary surveys. Can be bought, sold, mortgaged, and used as bank collateral. Commands the highest market price.

2. NS3 Kor (Certificate of Use)

Has boundary demarcation. Can be sold and transferred. Most banks accept as collateral but at lower loan amounts than Chanote.

3. NS3 (Certificate of Use)

No precise boundary surveys. Higher area dispute risk. Banks typically will not accept as collateral.

4. SPK (Agricultural Rights Document)

Cannot be normally sold or transferred. Agricultural use only. Should not be purchased for residential construction.

Recommendation: Always choose land with a Chanote (NS4) title for home purchases to ensure full bank loan access and security.
